Rental Information
GENERAL RENTAL INFORMATION - Annual & Semi-Annual Leases
- Generally leases are for a minimum of 12 months.
Some owners will consider leases of 6 months or more.
- All HOA/COA Associations REQUIRE an application and a fee
(usually $100). They also require a MINIMUM OF 20-30 days to
process the application. Some require personal interviews.
Please consider this requirement in order to ensure a
timely move-in.
- A security deposit equal to one month's rent is required
at lease signing. First and last month's rent are required
prior to taking possession of the residence. In most instances
window treatments, lanai door treatments and ceiling fans are
provided by the owners.
- A background, credit and reference check is required of
all tenants. The application fee is $50.00.
- Tenants with pets (for the majority of communities) ARE
PROHIBITED by Community Board Rules & Regulations. Most
Condominium, Coach, Carriage, Villa & High Rise Associations
DO NOT ALLOW PETS.

- High Season is December through April
- Low Season is May through November

- Reasonable offers are considered.
ARRIVAL AND DEPARTURE TIMES
- Check-In time is 3:00 pm. 30 days prior to your
arrival, you will be sent a confirmation/ information packet
with reminders of address, and telephone contacts of the
residence. The packet will also include a map to the residence
and exit map of I-75. Should you arrive before or after
business office hours, please call the office to make
arrangements to receive the keys.
- Check-Out time is 10:00 am. Keys should be returned
to the office at 2180 Immokalee Road, Suite 305, Orion Bank
Building. If you are departing prior to business office hours
or on the weekends, please leave the keys in the residence.
CANCELLATION/TRAVEL INSURANCE
- FHI Naples, Inc. offers Optional Travel Insurance
coverage to all Guests. Upon request, information will be sent
for your consideration. The Insurance covers ALL
Non-Refundable Rental Fees and the premium varies according to
the amount of those fees and the length of stay. This coverage
is only available to residents of North America and Canada
RENTAL GUIDELINES
- Security deposits are required at lease signing.
- All monies must be paid in full 120 days prior to the day
of lease commencement.
- If reserving a property less than 120 days in advance,
full monies are due at lease signing
- In addition to the rental amount, there are additional
fees: 6% Florida State Tax, 3% Collier County Tax, Cleaning
Deposit, Security Deposit, HOA/COA applications and fee (up to
$100).
- HOA/COA applications are usually REQUIRED to be in the
Property Management Company office at least 30 DAYS PRIOR TO
YOUR ARRIVAL. So, please do not make last minute reservations!
Some require a personal interview. A waiver of this
requirement is not considered by the Boards.
DECOR AND FURNISHINGS
- All properties are privately owned and reflect the taste
of the homeowner. Properties are completely furnished and
equipped with essential kitchen utensils, cookware, complete
sets of linens and towels. Some properties may also have beach
towels and beach chairs. While these are not a required
inventory item, many owners provide them, but you may wish to
bring your own.
PERSONAL ITEMS
- Hairdryers and personal toiletry items are not supplied.
Small bars of soap and one toilet roll are placed in each
bathroom. Any other items such as shampoo etc. may be left for
your use by an individual homeowner and it is expected
that you replenish the supply on your departure for the
convenience of the next guest.
GROCERIES, CLEANING AND PAPER PRODUCTS
- None of these items are required inventory. However, an
individual owner may leave condiments and tin foods for your
convenience. There may also be a supply of cleaning and paper
products. It is expected that you replace any items that
you use.
HOUSEKEEPING AND MAINTENANCE
- Daily cleaning service is not provided. The property will
be professionally cleaned prior to your arrival and again on
departure. If you would wish to have additional cleaning
services at your expense, arrangements can be provided through
our rental office at 239.593.5544, who will put you in touch
with our cleaning vendors.
- All properties are inspected prior to a guest's arrival,
however we cannot guarantee that everything will be in working
order. Should an appliance malfunction or there be any other
maintenance needs, you may contact our rental office at
239.593.5544 and we will arrange for any repairs, as quickly
as possible.
UTILITIES AND TELEPHONE
- All properties have at least one telephone with
complimentary local calling. Long Distance service and toll
calls are not provided. You may use Prepaid Calling Cards,
Credit Cards, or a personal cell phone.
- Utilities are included in all rentals. Single Family Homes
and Villas include utilities up to $150.00 per month. Condo,
Carriage and Coach homes include utilities up to $100 per
month or as specified by the owner.
CANCELLATION POLICY
- Reservations cancelled prior to 120 days of the first day
of arrival are refunded in full
- Reservations cancelled after the 120 day time are subject
to penalties or non refundable. Please read the cancellation
policy on the lease agreement.
